When a roof does have to come off, most residential replacements are torn off, decked and re-shingled inside one day, so the house is not sitting open under a tarp overnight. Owens Corning architectural shingles go on over a deck that has been walked and checked, and any soft sheathing gets shown to you before new material covers it up.
A full replacement also carries 100 feet of gutter with gutter guard and downspouts on the same job rather than a second trip.

About Columbia, Howard County
Columbia is our home town: 104,681 residents at the 2020 census, the second-most-populous community in Maryland after Baltimore. It was planned to avoid the leapfrog and spot-zoning subdivision development of the day, and its street names are drawn from works of art and literature.
Columbia never incorporated. The non-profit Columbia Association manages the common areas and acts as a homeowner association for private property. An exterior alteration application for shingle color and material goes to your village Resident Architectural Committee first.
The Mall in Columbia and man-made Lake Kittamaqundi were the planned centerpiece, joined by Lake Elkhorn, Wilde Lake and about 80 miles of paths. The community sits in the Piedmont, on rolling hills and stream valleys between roughly 200 and 500 feet above sea level, with its eastern edge at the fall line.
Most of it drains to the Middle Patuxent and Little Patuxent rivers. The road network was laid out to follow that rolling terrain, and it shows up on the job as multi-plane rooflines and tight cul-de-sac access.

Hail is the one that gets missed
A bruised shingle rarely leaks on the day it is struck. The impact knocks granules loose, and the slope can start failing two or three years after the storm, when the claim window is usually closed.
So on the free inspection we chalk-mark and photograph every slope instead of eyeballing it from the driveway, and storm scopes get written in Xactimate.

Wind does its damage at the edges
Wind lifts tabs at the rakes, ridges and first courses above the eaves, and a lifted tab does not always look wrong from the street. On our Owens Corning installs, ice and water barrier goes along the eaves and valleys against freeze-thaw meltwater, and intake and ridge ventilation are balanced so the attic does not run humid.
